The Oak Bluffs Harbor District was designated to maintain an effective visual and physical connection between Oak Bluffs Harbor and surrounding lands; to achieve harmony between the visual impact of the District and sustainable economic development; to keep Oak Bluffs Harbor useful and active and the town marina thriving; to maintain water quality and fisheries.

harbor waters and lands bounded by East Chop Drive, Lake Avenue, Oak Bluffs Avenue, and Circuit Avenue Extension
Designation Criteria: 
fishing resource; cultural or historic resource; economic or development resource; major public investment
General Restrictions: 
plan review for all permit applications for structures proposed to be visible from Oak Bluffs Harbor or from the nearest public way; setbacks for R1, R2 and B1 areas; special permit for fencing, wall, planting, shrubbery or foliage >36" which could obstruct view of harbor; specially permitted uses B-1privately-owned marina; prohibited uses R-2 boat yards and boat services, conversion of 1-family house to 2 families, hotels, rooming &boarding houses, semi-detached 2-family dwellings
